Building survey report

This way you will not be faced with any unwanted (financial) surprises. An appropriate survey can be carried out for every situation. The surveys will be written in Dutch but can be explained in English if needed.

Thanks to years of experience, I can give the property a thorough inspection and give you independent advice. You will receive a detailed report of the survey. The architectural and structural reports are recognized by all financial institutions.

Type of building surveys

Basic Sales Building Survey

This survey is especially useful when selling your home. With this report you, as the selling party, meet your obligations to provide relevant information to the buyer. In the basic sales building survey, all visible components and any structural defects are recorded and photographed. The quality of these components will also be assessed. You will receive a detailed report including photos of the defects found. Repair advice and cost estimations for repairs are not included in this report. For this I recommend a Plus Sales Building Survey.

Prices Basic Property Sale Survey:

  • Up to 700 m3 volume | € 350,00 including VAT for the first two hours, thereafter  € 50,00 including VAT for every extra half an hour
  • 700 – 1200 m3 volume | €450,00 including VAT for the first two hours, thereafter  € 50,00 including VAT for every extra half an hour

Plus Sales Building Survey

This survey is especially useful when selling your home. The Plus Sales Building Survey gives potential buyers a clear picture of the condition of your property. This inspires confidence because you show the buyer that you are not trying to hide anything. With this report you, as the selling party, meet your obligations to provide relevant information to the buyer. A sales survey can also prevent any discussions with the prospective buyers if they have brought along their own adviser to help them with their purchase decision. If the potential buyer makes an offer below the asking price because of any structural defects, as these have already been identified and are included in the survey report means they have also been taken into account regarding the asking price.

In addition to the basic sales building survey (description and photos of all visible components and any structural defects), the plus sales building inspection also consists of advice and a cost estimation for possible repairs. You will receive a well-organized report including photographs of the defects found.

In the Basic Purchase Building Survey, all visible components and any structural defects are recorded and photographed. The quality of these components will also be assessed. You also comply with your legal obligation to inspect the property. You will receive a detailed report including photos of the defects found. Repair advice and cost estimations for repairs are not included in this report. For this I recommend a Plus Purchase Building Survey.

This report gives you a reliable picture of any defects, immediate and necessary maintenance and also maintenance that must be tackled in the long term (within 3 years). You hereby comply with your legal obligation to inspect the property. You will receive a well-organized report including photos of the defects found. The survey report will also help you with the negotiation of the purchase price.

Plus Purchase Building Survey with NHG

If you are buying a property, you obviously do not want to be faced with any unwanted (financial) surprises. With a Plus Purchase Building Survey, the property is carefully and fully inspected and assessed. This report gives you a reliable picture of any defects, immediate and necessary maintenance and also maintenance that must be tackled in the long term (within 3 years). You hereby comply with your legal obligation to inspect the property. You will receive a well-organized report including photos of the defects found. The survey report will also help you with the negotiation of the purchase price.

You will also receive a report as an attachment for the National Mortgage Guarantee. The building report is for your own use and the NHG appendix should be sent to your mortgage provider. This survey meets the exact requirements set by the Stichting Waarborgfonds Eigen Woningen. This report provides a brief overview of the state of the property including information about roofs, floors, facades and window frames. The condition of the kitchen, bathroom, toilet, technical installations and general finishes are not part of the National Mortgage Guarantee.

Pre-delivery Survey

Is the construction or conversion of your home finished?  Then a Pre-delivery Survey is definitely recommended. Together we check the property, sometimes with the contractor, and any eventual shortcomings are noted by yourself. Regarding a new build, these surveys generally take place up to a week before a closing, and they generally allow you, the buyer the first opportunity to inspect your new home.

The property is inspected for faults or architectural shortcomings, damage, quality, and to ensure that all terms of the contract have been met, and that the home or rebuild has been completed, and that all major items are in working order. This is also to check that the building meets all requirements in accordance to building regulations. If you do the pre-delivery check yourself, you may overlook important points which could result in problems as a buyer.  The seller or contractor can refuse to acknowledge these points which can lead to problems later, with all its consequences.

Delivery Survey

Is the construction or conversion of your home finished or are you about to receive the keys to your new home? then a Delivery Survey is definitely recommended. Together we check the property, usually with the contractor present, where eventual shortcomings are noted in a official report of completion. The property is inspected for faults or architectural shortcomings, damage, quality and to ensure that all terms of the contract have been met, and that the home has been completed, and that all major items are all in working order. This is also to check that the building meets all requirements in accordance to building regulations.

If you do the delivery check yourself you may overlook important points which can result in problems as a buyer. The seller or contractor can refuse to acknowledge these points which can lead to problems later, with all its consequences. You will receive a well-organized report including photographs of the defects found.

Prices Delivery Inspection :

Information and investigation obligation

A property that is sold must, according to Article 17 of the Civil Code, be transferred ‘free of all special charges and restrictions with the exception of that which the buyer has accepted’. This means that the seller must report these charges and defects to the selling estate agent and certainly to potential buyers. This may concern rights of third parties (eg right of way) or obligations of the owner that are unacceptable to a buyer (i.e. the prohibition to place a high wall or trees because of the view). It may include structural or architectural defects.

The seller must answer honestly all questions from the buyer. For example, if the buyer asks if it is noisy, then the seller can not deny if every day the neighbour’s television is too loud. If the seller informs his (selling) estate agent about the different annoyances and defects, then he will know what to tell the buyers. If he does not think it necessary to report a this, he will also have to bear the consequences if the buyer afterwards submits a claim. In addition to the information obligation of the seller, the buyer has an obligation to investigate. This means that the buyer must have (or through a third party) carried out research so that the buyer is certain about the property. If the buyer is late in instigating an investigation, this can have far-reaching consequences. The obligation to provide information therefore means that the seller is obliged to inform the buyer about all known structural defects. The seller can do this by filling in the information form prior to the inspection, signing it and handing it to the buyer and to the inspector. The inspector can then incorporate the information in his survey report. It is therefore important that the seller is in possession of a Information form.

Survey procedure

An architectural survey takes between 1.5 to 2 hours. For the survey we make an appointment to view the property with you and if possible, the owner.

The survey is an assessment of the property based on a visual inspection of the essential points that can be seen under normal circumstances. All visible shortcomings, defects and overdue maintenance are noted in the report and also photo’s are taken. After the survey you will receive the invoice by e-mail. As soon as the payment has been made using the Mollie payment system, you will receive the survey by e-mail within 3 working days.

Pricelist for surveys

Millers Time uses fixed prices for all surveys (click on the type of inspection you require above for all details). The costs of a survey are income tax deductible. This only applies if the costs were incurred when taking out a mortgage for the purchase or renovation of a home.
